LISTING SERVICES

 

Listing a house for sale is a big deal!  It is not just about putting out a sale sign and setting a price. There are a lot of necessary steps to take to ensure you sell for the most money and the best terms possible.  I specialize, not only in listing and buying homes, but also getting houses to show better than the owners even thought possible! 

 

STEP 1

Preliminary meeting and tour of your home to determine if any additional work will be needed (packing, light fixture change, paint).  I will make suggestions along the way as well as provide you with a detailed list of the recommendations.  The first meeting is very productive, and I even advised to do before you are ready to list you're home for sale.  

 

STEP 2

You will receive a detailed list of recommendations on how to prepare your home for sale to get the best price and terms possible.   I will then provide you with local comps, sales history of the house, sellers disclosures, assessed value, and any other necessary information to make an educated offer. 

 

STEP 3

Listing photos, a crucial step.  Photographing a listing will be done with a professional wide-angle lens to capture the listing in the best way.  I also set the sale sign and place the lockbox (with a spare key you provide).  With modern technology, it’s easier than ever to sign contracts and paperwork through the process.  After going over your contracts in detail, I will then email you electronic documents that you can sign quickly with a click of a button.  Then your home will be listed. 

 

STEP 4

Once an offer is received.  I will review the offer/s in detail, explain what the terms mean and what options you have regarding negotiations.  From there, I will compile any additional contracts needed, work through negotiations, inspections, and appraisal, ordering title work, and getting to the closing.  Together your lender, title company and I will be in close contact with you and will see that your transaction goes smoothly from beginning to end. 

 

BUYER SERVICES

 

First-time homebuyers, seasoned buyers, buyers wanting to build, investors, I love working with all buyers!  I have a passion for real estate and design and enjoy working with my clients to see their home dreams come true.  When touring homes, I help guide you through the house, offering up design ideas along the way.  I always keep in mind your design goals, budget, and the overall real estate investment.  I love helping my clients buy and design homes so they can not only have a pride of ownership but a sound investment that if needed or wanted, we can quickly sell again later.  

 

STEP 1

A preliminary meeting to discuss wants and needs in a home.  We will talk about the budget, area of interest, timeline, how many bed/bath, style of home, school districts, and more.

 

STEP 2

Get Prequalified.  Not only will a lender help keep you on target for how much you can spend to stay in your budget, but they will also provide us a with a Pre-qualification Letter that sellers will want to see with all offers.   Don’t have a lender in mind?  Don’t worry; I can suggest a lender if you don’t have one already.  I will also inform you of any home buying programs that might be available.  I will set up a search that is explicitly designed to fit your needs.  With this search, you will be sent an email as soon as a house comes on the market or when the status changes.  You will have access to a free online portal that you can safe listing and make notes.  

 

STEP 3

Time to start touring all those homes you have been up late at night looking at on the computer.  We will set a time to see the list of homes that interest you.  I will walk you through each house and point out all the positives and negatives, offer design advice, and take notes of any questions you may have about the properties. 

 

STEP 4

Once you find the house you want to write an offer on, I will do extensive research on the property and provide you with all the information you need to make an educated decision on price and terms.  I will then compile your offer, review and explain contracts and conditions, negotiations, work through inspections and appraisals, order title work to prepare for closing.  I will guide you through the process, making it as easy and stress-free as possible.

 

STEP 5

When you are ready, we can then schedule a design consultation and start the design of your new home.  Just hanging art, staging bookshelves, placing furniture, selecting paint, product selection, and installation, we can customize a design plan for your specific project.
